With no real knowledge, she accepted the challenge and figured out how to make them all profitable. This gave her the boost of confidence she needed to start her own consulting business, and she assisted several other real estate professionals with the same thing. When another real estate agent told her she needed to get her license because she was extremely talented, Jena decided she would do just that. She worked under a brokerage until she looked at her team one day and decided to go independent in order to pay them more and grow her business the way she envisioned. From that moment on, her team thrived! Once the pandemic hit, she realized it was getting kind of lonely, and she really wanted to build a team of more real estate professionals. That’s when she hired John Cheplak, and since then, she has built a team of over 4o people that continues growing rapidly. Jena really cares about her team, and it shows in her passion for building them up as individuals and providing them with as much support as possible. This is even more apparent when she shared the fact she started a program to get paid maternity and paternity leave for real estate agents. “That kind of thing just didn’t exist before.”When asked how Jena went from three agents on her team to over 40 in just a year, she explains how she had to do a lot of personal work to become a good leader. “In simple terms, we started offering value to realtors in our market. The first thing we started with was an email that went out weekly. We started developing all of the things I was training here and just started putting on paper and sharing it with realtors in my market. That helped us attract the right agents.”“A year ago, I saw the vision, If we are going to recruit, we are going to do this, and we are going to do it all the way. When you have a genuine desire to help and serve, you’ll be surprised at the byproduct of that.“Ultimately, what you are doing when you’re building a team is investing in people. If it’s just you and one other person, you can wing it. But the goal is to build a team that invests in more and more people. But to do this, you have to have systems in place so that it runs smoothly.” Gordon explains. Steve adds that their job is to help people figure out what system fits with their individual goals because those systems change depending on the desired outcome.“Where the average agent goes to a place, and they work there four months, and they might close one deal we expect, with the systems we are setting up, people will come on a team and have six deals in contract in the first 3-4 months,” Steve exclaims. She always felt like she was different because in high school, while all of her friends were thinking about moving into apartments on their own, she wondered who owned the apartments. She dropped out of college, started a customer service and account management job, moved into sales and the marketing industry. She and her family sold a few houses during that time and were not happy with the real estate agents. Her loan officer told her she should get her real estate license because she carried the transactions herself. After about a year and a half, she decided to get her license and closed eight houses in her first month. When asked what have been some of the most successful things she’s done to grow a brand, Chauncey says, “I would definitely say Youtube has been my number one tool. But I think a lot of people get confused with the marketing side of things, and they confuse tools with strategies. Every tool that I used, I had a little bit of a different strategy.” She explains her strategy for youtube was putting out content that answered other people’s questions. Instead of putting out the content, she focused on finding out who her ideal client is and creating things that would attract and add value for them when they watch. “Instagram, I would say would be the second tool that has been really good to me and strategy-wise with Instagram is that I wanted to make as many online friends as possible.” She focused on being authentic and genuine to who she is, which helped attract her ideal client. Chauncey elaborates that it is essential to expose yourself to your audience to connect with them when using social media like Instagram. Too often, people are so concerned with making everyone happy, playing it safe, and not standing up for what they believe in that they appear to be shallow and don’t allow people to really get to know them. If they don’t have the opportunity to know you, they will not like and trust you. “People know exactly where I stand with everything. This could be everything from chickens to politics to what I think about real estate agents. So, they know where I stand, but they align with me because of that and because of the fact that I am going to stand by it.” Stop selling commodities and start selling belief systems. There is nothing unique about being a realtor. Everyone has access to the same tools, platforms, etc., but YOU are what makes your business unique. Most real estate agents are afraid of video. They come up with a million excuses as to why they are not doing it. I don’t like the way I look, and I don’t have a good camera, I don’t know how to edit a video, the list goes on and on. But the hard truth is that video marketing is where we are now, and if you are not utilizing it, you are losing. Video content is the lifeblood of your business. “I really try to make people tap into what their strengths are in the environments and places that they feel the most comfortable,” Chauncey suggests writing down five things that you’re good at even if they have nothing to do with real estate and then figure out a way to leverage those things to build your business. Leverage video while you are in those spaces. Everything Chauncey says goes back to marketing 101, “Know who your customer is.” When asked how she got good at knowing what problems her clients might be facing, Chauncey says, “I built out my client avatar and was very clear on who I wanted to work with, if you’re marketing to everyone, then you’re marketing to no one. Common sense told me a couple of their problems, I also went into Facebook groups and online forums, and then I asked my audience.” Once she figured out their problems, she would then feed them to answer their questions. Marketing is two things: attracting people to you and pushing people away from you, but at some point, a sale has to happen. We ask Chauncey what that looks like for her. “Understanding that marketing from an attraction-based standpoint already puts you at a sort of elevated status, right? People are coming to you. Everything Chauncey says goes back to marketing 101, “Know who your customer is.” When asked how she got good at knowing what problems her clients might be facing, Chauncey says, “I built out my client avatar and was very clear on who I wanted to work with, if you’re marketing to everyone, then you’re marketing to no one. Common sense told me a couple of their problems, I also went into Facebook groups and online forums, and then I asked my audience.” Once she figured out their problems, she would then feed them to answer their questions. Marketing is two things: attracting people to you and pushing people away from you, but at some point, a sale has to happen. We ask Chauncey what that looks like for her. “Understanding that marketing from an attraction-based standpoint already puts you at a sort of elevated status, right? People are coming to you. You’re not chasing them because they are coming to you for some reason. EP. 5: How To Generate Sellers in NO-Inventory Markets

Stanley Rosen has worked for the Keyes real estate company for the last ten years. He’s been in customer service solely for the last twenty, starting in the retail industry and moving his way up from the warehouse to a position as the senior regional manager for a company with sixty-seven stores and over seven hundred associates. He saw technology growing and saw the trajectory of the industry and hopped in with both feet in south Florida in 1999. As he decided on his brokerage, Stanley knew he wanted to align with strength. His biggest question was, “ What make this company a good addition to me?” With that in mind, he selected the Keyes Company because of its status as private and its connections both worldwide and locally. Rosen took a placement exam with a score leaning fully toward “salesman”, and took that knowledge to transition from ten years evolving into management to real estate sales and the potential roller coaster of commission checks. Knowing he wanted to train under a superstar, he tracked down a top agent and started emulating her every move, from showings to officework. In Mr. Rosen’s first nine months licensed as an agent, he closed over nine million dollars in an average of $350,000 units. Naturally he was named rookie of the year. The following year he was dubbed the top agent across his brokerage’s offices. Stanley notes with complete confidence that his “biggest competitor is in the mirror,” and that every day is a new day to shape who wins. In 2003 he hit his breaking point as a solo agent, closing over twenty one million in production by July, working well over fifteen hours a day. Knowing it was time to make a change, he incorporated and brought in an assistant and one agent. He stresses the importance of just bringing in an “agent” as he strongly believes that if a person plans to master an art, he needs to know all sides (including listing and buying as two important skills a single agent should possess). With new processes in place, his team produced thirty million in 2004 and fifty million in 2005, growing year over year through today. Rosen does not take the credit for any of his business’s growth after incorporation as his own, but humbly lives under the mantra, “nobody works for me, everyone works with me.” What steps can an agent with this much success offer? Simplified to three parts, Rosen calls his business “relationships, organization and time management, and a pipeline.” Anyone can build a business with those three parts, but the difference between Rosen’s work and others is his attention to people as human beings. He teaches that he’s in the business of customer service and that real estate is a byproduct of that. Stanley Rosen modestly builds each day on the notion that he is only as good as his last sale, and always plans to be a student of the practice. He understands that in order to win, an agent has to be in the game actively. The philosophy of sharing comes out as he talks about relationships with other agents as well as mentors. Mentors have the knowledge an agent needs, and other agents have the homes that an agent needs. If an agent considers that their business is built on relationships, it becomes easier to view all interactions as valuable and strive to do the right thing in every situation. Stanley goes on to mention “execution” as part of that. Do what you say you’ll do! Rosen makes two final remarks about building his business related to his ability to grow and the tools he has tracked down. Rosen started like any business with just one set of clientele. As he grew his team, he began to address different niches, adding people to his team from all different walks of life to appeal to a growing group of prospective clients. Shon Kokoszka is the founder and CEO of ICON Coaching, working with real estate professionals to improve their production, profit, and their lifestyle. He came from a very humble background and got into real estate sales when he was 20-years-old. While he had some success in his first two years, he was not on the fast track to success. However, he thought he knew how to do it all and was not open to other people’s ideas or learning new things, and he had limited thinking. He says he was “uncoachable” during this timeframe. Then all of that changed. It blew his mind that this was even possible. He realized immediately that he wanted to get some coaching, get some accountability, and open himself to new ideas and new approaches. Before this, his limited thinking was keeping him from growing. He had set a goal to make $1,500 a month when he got into real estate sales, which at that time, seemed like a good income. But from that moment he could sense a shift within him and all of a sudden, he became coachable. After that, the fire was lit and the next year he made over six figures. Here’s the deal: If your goal is to make $1,500 a month, you will do what it takes to make $1500 a month. If your goal is to make $15,000 a month, you’ll do what it takes to get there. He manipulated his $1,500 a month mindset into over $100,000 a month in commissions as a buyer’s agent, and as a result, was picked up by some of speaking companies. Then organizations like the National Association of Realtors, Gary Keller, Remax, Century 21, Coldwell Banker, etc. started taking notice of the production levels, and wondered if he could train their agents to have this level of success. Shon spent several years learning from the best of the best, Gary Keller. He came on as a consultant, essentially a coach, for Keller Williams and built a training program “Bold”. He moved on to corporate as the VP of Growth and helped them grow the company and was then promoted to President of a company with the mission of taking the success models they were implementing within real estate to other companies and industries outside of real estate. He brought the training program to many Fortune 500 companies, learned about their structure, their compensation models, how they operated. But he wasn’t fulfilled by this position, so he resigned and launched ICON Coaching. It took off immediately and he hasn’t looked back since. Shon is having the time of his life adding value and getting fulfillment from watching other people’s trajectories and income improve day after day. Now his purpose is to work with people and add so much value to them their trajectory increases, their profitability increases, and ultimately their income grows to allow them to spend more time with their loved ones, to take the vacations that they deserve, and to live a fulfilling life. That’s what’s behind ICON coaching. Now he is in his “happy place”. He gets to add value to people. Shon has learned a lot of valuable lessons that helps him coach others to great success now, through a lot of ups and downs in his career, some great successes and some heavy losses. Shon shares the following tips for success: 1. Have a purpose behind everything that you are doing. This will keep you grounded and moving forward to the right goals. 2. To really grow your business, build a team so that you don’t have to be there for the business to function. The faster you can pass on different elements of running the business to other people, the faster you can grow and scale. Move from the I do it → we do it → THEY do it. 3. Sometimes failure is the greatest learning opportunity. 4. Take responsibility for everything in your life. Structuring and moving from I do it → We Do It → THEY do it If you want to really have success and growth in your business, you have to put things in place to allow the business to grow. 1. Identify the key people you need on your team – a listing agent and a lead buyer, for example. Create the models for your business, like lead generation model, budget model, et. 2. Then build systems around these different elements so that it’s done the same way and anyone can do them. (Systems do not fail, people do.) 3. Get the technology you need to make things happen. What do you use for a CRM or digital marketing? 4. Finally, you want to hire the right people, train them fully, then give them the incentive to stay, through good compensation and buy-in (equity). When you’re at the lowest of lows, you have the greatest opportunity for growth Shon found himself in a pretty desperate situation after the bubble burst in 2008 and he lost everything. His properties, his home, his boat, everything except his family. He was at the lowest place, a very dark place, even to the point of contemplating suicide, when he had somewhat of an epiphany. He decided what he wanted to do was help other people grow and develop by learning from the best and then transferring that knowledge to individuals like him to keep them out of a desperate financial position. So he followed routes that would help him improve himself and help others as well. This led to some amazing opportunities for him. Take responsibility for everything in your life Have a good attitude and you will reap the benefits. Where your attention goes, energy flows. And since energy attracts like energy, if you’re complaining all the time, you just get more things to complain about. Shon made a mental shift to take responsibility for all the good and the bad that was happening to him. Instead of having a victim attitude when things didn’t go his way, he started turning things around and trying to learn from and adjust from anything negative in his life. He credits much of his current success to his attitude shift. When Stef tripled her income, it happened because of a specific phone call she made to an agent. That agent had taken her out to coffee two years earlier and she reached out to say her business wasn’t looking good. During their meeting, the agent said to her, “ let me make some phone calls and see what I can do.” Before she knew it, she was getting set up awesome appointments with developers. “I got this great opportunity handed to me. Make bold and strategic moves in your business. You have to decide what you want and make focused decisions. These strategic moves in your business are a lot like a chess game, you’re always thinking a few steps in advance. But if instead of chasing a new shiney object, Stef recommends you thoughtfully consider each business move and how that decision might affect other areas of your business. Don’t jump into something impulsively. For example, here are the questions Stef would ask herself if she thought about building a new website. ● How much time and energy is that going to take? ● Do I need to outsource it? ● How much content do I want to build? ● What kind of content do I need to have ready for when the website launches? ● Am I going to commit to this? Create a strategy dependant upon questions like that and how much you want to commit to it for the long term. That’s 100% working smarter, not harder. Create content that serves the socks off of your buyers and sellers. Marketing is a great opportunity to be creative. These days, everyone’s on their smartphones and Facebook, which means every agent out there is also using Facebook as a marketing tool. The key to working smarter instead of harder is to produce content that actually matters to the prospect If you’re doing what every agent is doing, like giving marketing reports for neighborhoods, you’re just creating noise. And it’s noise the prospect is already receiving from someone else. The ONLY thing that separates you from another agent (and their Facebook content) out there is YOU. You’re one of a kind and the strategic difference in your business. Think about it, the associate next door has access to the same tools and community as you do. But they don’t have you, your story or your personality! You might have to think outside the box a little bit, examine your market and think about what kind of information is really needed. ● If you’re in a market where the home inventory is really low, you might create a post with a graphic that says “Are you tired of getting bid out in yet another bidding war?” ● If you’re in market where there are a lot of older homes you might create a post with a graphic that says “Do you have a hole in your roof? You can still sell your home.” . Both of these examples tap into the psychology of the prospect and serves them. This type of content is active and engaging. Community related content will also serve your prospects. Stef thinks that real estate agents under estimate how much influence they have. They’re thought of to have the answer to everything from the best coffee shops, movers, cleaners, landscapers, schools, playgrounds, farmers markets and more. This influence can be used to make recommendations, educate prospects and form authentic relationships. So, go ahead and recommend your favorite coffee shop and tell everyone why you love it! Video is also a great way to engage on social media. Everyone is a fan of behind the scenes, so why not ask a contractor if you can make a video of a bathroom remodel he’s working on? When you share it, you’ll put both of you into top of mind. To really achieve success, you’ve got stop focusing on the results, but instead focus on making excellent content. If you stop chasing money and start thinking about how you can actually help people, you’ll be blessed with abundant relationships. He jokes that his family looked up to the dirt-poor people and he hoped he’d get their hand-me-downs. Finding Success is Mostly due to Your Mindset Early on in his career, Michael was highly influenced by a book he read, The Greatest Salesman in the World, written by Og Mandino. The book tells the story of a poor camel boy Hafid, who achieves a life of abundance. The lessons of the book teach a philosophy of salesmanship and success. It’s an old book, not a very big book, but the way of thinking presented in the book led Michael on a path to thinking differently and that he could have more than just living in a shack. This book has continued to guide him through the years. But his approach to mindset and changing his situation started earlier than that. His high school football coach once challenged Michael, when he was in what he thought was an impossible situation and he was thinking about quitting the team because he believed he could never perform up to the expectations. His coach asked him, “How bad do you want it?” He realized he actually wanted success on the field badly, and his performance on the football field drastically changed with his change of attitude. This mindset shift and his level of effort in training resulted in some big victories for the team that would have been seemingly impossible before this mindset shift. This experience taught him that we all have another gear. That gear is excellence. That gear is mastery. That gear is “How bad do you freaking want it?”and what are you willing to do to get it? How Do You Apply This to Your Real Estate Business? So many people get into real estate by default. Maybe it’s by divorce or by losing a job or because the kids are going back to school and they want something to do on the side. The problem with taking something on as a “side” job is that you can easily get overrun and spit out by the Real Estate business. You’ll be another one of the statistics and be out of the business within three years. But Michael insists that anyone can be successful in real estate. It comes down to whether you’re able to shift into this other gear. How bad do you want it? If you’re going to do this business and be successful with it, you have to do it with a passion. Michael believes you need a plan and you need fire. You need to become a master of your trade. This is done both by becoming an expert in your trade but also by working on developing yourself. Anybody can be a Master To be a master, you must master your industry. This takes hard work and dedication, of course, but it also takes a massive amount of mindset. Instead of wondering why others are seeing success that you are not seeing, turn the question around. I think the question you need to be asking yourself is why not me? Why not me? And the truth is, is that it should be you. – Michael J. Maher We can all find our niche of what we want to master and take it to the next level. If we spend enough time on it, 10,000 hours according to Malcolm Gladwell, we can master it and, and make a living with it. But the other part of this is finding something that you enjoy spending 10,000 hours mastering. What are you going to enjoy through the drudgery? What are you going to stick with when the hustle doesn’t seem to be producing? It’s easy to hustle when you can see the results but it’s harder to hustle when you’re tired and in the middle of the game and not certain whether you’ll win or lose. Most Successful People Start from Within Go build yourself and then you go build a business. Michael says that sometimes business isn’t about business at all. It’s about you. He truly believes the purpose of a business is to be referable. If people are referring you, it means you’re doing it right. Your service is high quality, your product is good. People are marketing you because you are good at what you do. All of that starts with the person, right? You can be the expert, but if you’re not running things well enough for people to refer you, if you’re not respected, building a successful business will be harder. A large part of working on yourself is by building yourself up through a higher vibration. Build Yourself by Raising Your Vibration Michael is a big fan of daily affirmations to raise his vibrations. The Law of Vibration states that everything in our universe, seen or not, can be quantified as a frequency or an energetic pattern. The more positive your thoughts are, the happier your thoughts are, the higher your frequency will be, the higher your energy, and the higher your vibration. You will get more done at a higher vibration and you’ll also attract people who have a higher vibration. People operating on a higher vibration are more successful. Michael raises his vibration level through daily affirmations. He starts his day each morning with five affirmations. An example would be, “I am a best-selling author.” Or “I am a seven-figure real estate agent.” Raising your vibration and doing daily affirmations allows you to manifest the things you want most into your life. The other daily morning ritual he is to say five appreciations. These are simple, like, I appreciate my wife’s smile. Or, I appreciate my coffee. He finds it’s incredibly important to balance our desire for what we don’t have and want in life with a great appreciation for what we already have. It’s gratitude for what we already have. He describes affirmations as a “soft” skill, but believes fully in the power of affirmations to raise his vibrations, which improves everything else in his day. What slows so many people down? Most people are procrastinators. We can overcome procrastination with three words. Do it now. To remind himself throughout the day to stay focused, he wears a “Do It Now” band; a band that has a secret message inside of this band: “Let’s do it now.”. Both of her parents were Realtors so she decided to get her real estate license. It took her seven attempts, but she eventually passed the test and has been a Las Vegas Realtor for the last nineteen years. How hard are you willing to work? Julie feels like it’s pretty simple and it’s time to get back to basics. “This is the only job in the world where you can work two hours a day, talk to strangers and make a six-figure income several times over.” Julie believes that any Realtor who is struggling in their career is one habit away from a breakthrough. She suggests things like practicing scripts daily, staying on the phone, and staying connected to your localized market. She thinks things that most Realtors dread, like open houses, can be made fun if you just change your mindset. She stresses the importance of personal connections and how you should view every person you know as a bridge to another person. People = referrals. One of the most intriguing things she talks about in this interview is how early on she identified five people that she wanted to be like. I found Jason super intriguing because he’s not your “typical” Realtor, as far as what you would picture. He’s wearing a t-shirt and has an overall really chill demeanor. Kind of a breath of fresh air in, what can sometimes be, a very formal industry. As soon as he starts talking, however, you quickly become aware that his tenacity does not match his outward laidback appearance. In six short years, Jason has propelled himself into the position of being one of the real estate world’s biggest influencers. Jason and his team of seven other people have taken the San Diego area by storm. As if his company wasn’t well known already, Compass recently became the Premier Club Sponsor of the Padres baseball team. Talk about exposure! Jason’s knowledge and hard work has earned him a Circle of Excellence award the last 3 out of 4 years in his community and most recently he was named one of the area’s “40 under 40”. People are noticing what he’s doing and clearly, he’s doing it well. He warns Realtors who are just starting out not to spend a lot of money on the front end. Nothing will replace hard work and just putting yourself out there. Another key piece of advice he gives is to find people you admire, people who have been successful and blazed trails before you, and mimic what they have done while adding your own flair. If you see that someone is very successful, pay attention to what they did to get there and apply it to your own practices. One of the biggest things that he credits with his success is his presence on social media. Little things like sending a short message to his new followers on Instagram, can become big things later when they are needing a realtor. If you connected with them and created a personal experience right off the bat, chances are when they need a Realtor, they will think of you. “Social media is not just busy work. Jason’s knowledge and hard work has earned him a Circle of Excellence award the last 3 out of 4 years in his community and most recently he was named one of the area’s “40 under 40”. People are noticing what he’s doing and clearly, he’s doing it well. He warns Realtors who are just starting out not to spend a lot of money on the front end. Nothing will replace hard work and just putting yourself out there. Another key piece of advice he gives is to find people you admire, people who have been successful and blazed trails before you, and mimic what they have done while adding your own flair. If you see that someone is very successful, pay attention to what they did to get there and apply it to your own practices. One of the biggest things that he credits with his success is his presence on social media. Little things like sending a short message to his new followers on Instagram, can become big things later when they are needing a realtor. If you connected with them and created a personal experience right off the bat, chances are when they need a Realtor, they will think of you. “Social media is not just busy work. Dr. Lee Davenport grew up in a real estate family, with both mom and dad in real estate investing. Because mom and dad worked so hard, it meant Lee had to tend to the house as a only child and she hated that. In 2001, she had just finished up college and was convinced since the market was so good to start investing in apartment buildings. In this episode Grant Wise had the chance to catch up with Brian Culhane. As the cofounder of EXP Realty, you can imagine that he had plenty of value to share. Born and raised in Chicago, he relocated to Arizona after 29 tours of duty, playing college basketball and a bunch of various other jobs. When he arrived in Arizona, he had no money, no car and no job. He mentions paying for fast food with change because that’s all he had. But his luck would soon change. He met his future wife and got his real estate license. Things only went up from there. One of the things he credits with his success is that he listened to a personal mentor and jumped on the Facebook train in 2008. He quickly realized what a lucrative marketing tool is was. It was, and still is, the best way to put yourself out there without having to pay much money. He wholeheartedly believes it’s one of, if not the best, marketing tool you have as a Realtor. Brian’s success continued to mount over the years. EXP has now expanded to Australia and the UK. He said along the way, he and his business partners had to start thinking a little bigger. The results were astounding. Collaborating with people, taking advice from people who know more than you, then applying it have also been really important in his success story. He stresses that an organized group will always outdo one individual. One really interesting thing about Brian is that he takes really frequent ice baths. When he first started talking about it I thought it sounded crazy, but as he started to explain the reasoning behind it, it really makes a lot of sense and I think could be an extremely valuable tactic. He said, “A little bit of pain can create a lot of good. Keeping yourself uncomfortable for small doses of time can really build up your obstacle immunity. You start facing down your fight or flight response. You’re sewing seeds of badassery into your self conscience.” When you put it that way, it actually sounds like something worth trying!
