This was the third show in the course and covered the real estate/business cycle. Also, factors such as population growth, politics, social issues, etc., that affect real estate values and finance were covered.

Show 03

This was the second show in the course and covered the history of money, The Federal Reserve System, and the future of money as a medium of exchange.  Also, there was a review and discussion of the Federal Reserve and it's current Chairman, and other very important web sites that affect real estate finance.

Show 02

This show continued the discussion of Real Estate Cycles and the Secondary market. The three main Secondary Market Associations FNMA, GNMA and FHLMC were discussed in detail. Also, students were shown the web sites for each one of these organizations and other web site links listed under the Web Sites Links Chapter 2 area on the class Blackboard web site.

This show began with a discussion of Sources of Funds and The Primary Market. Traditional Direct Lenders such as Savings and Loans, Commercial Banks and Credit Unions were discussed. Also, the Savings and Loan problems of the 1980’s that led up to the Financial Institutions Reform, Recovery and Enforcement Act (FIRREA) were discussed.

This show began with a discussion of the Secondary Mortgage Market and how it operates. Also, there was a extensive demonstration of the financial tools on the Freddie Mac web site.

This show continued with a discussion of Sources of Funds and The Primary Market and covered the role of indirect lenders. Indirect Lenders such as Pension Funds, Insurance Companies, Mortgage Brokers, and Mortgage Bankers/Mortgage Companies were covered.  Also, Real Estate Investment Trusts and the role of Private Individual as lenders and investors were discussed.  Finally, the use of the internet to obtain loans and other financial web sites were demonstrated and discussed in detail.

This show continued with a discussion of the Secondary Mortgage Market and Federal Credit Agencies.  Topics covered included Farm Credit Agencies, Farm Credit System, Federal Housing Agency and Veterans Administration. There was also a demonstration of the web sites for these agencies.

This show began with a discussion of Federal Regulation and Consumer Protection. Many of the Federal Disclosure and Fair Housing Acts were discussed.   Also, there was an extensive discussion of the Real Estate Settlement Procedures Act (RESPA).

Show 09

This show began with an overview of State Regulation of Lending and included an explanation of the differences between the state and federal laws and responsibilities.  Estates, types of deeds used to transfer title, mortgages and Deeds of Trust.  There was also a demonstration of different web sites for further information and research.

Welcome to California Real Estate Finance. This is one of the twelve courses that students can use to meet the third course requirement for a California State Salesperson's License. Additionally, the course helps students prepare for further studies in real estate. This course covers real estate financing: lending policies, and problems; financing transactions in residential, apartment, commercial, and special purpose properties; and methods of financing properties. This course applies towards educational requirements for both a salesperson's or broker's examination.

This show continued the discussion of the Real Estate Settlement Procedures Act (RESPA).  The "Good Faith Estimate of Closing Costs Statement" was discussed in detail including the handbook that explains what each line item in the statement means.  Also, there was a demonstration on online Annual Percentage (APR) Calculators.  Finally, there was a demonstration of the FHA web site that covered the different types of FHA loan programs.

This show provided an overview of different types of Alternative Financing programs. The show began by covering many of the details for these programs like discount points and Mortgage Buy-Down Plans.  The last part of the show introduced Adjustable Rate Mortgages and discussed reasons why these programs have become popular.

This show provided an overview of Conventional Financing fixed rate 30 year and 15 year loans were discussed.  Conforming vs. Nonconforming loans including a history of the amount limits of these loans.

This show continued with a discussion of conventional financing.  Secondary financing, private mortgage insurance and 90%, 95% and 100% financing were discussed.  Also, easy documentation loans, assuming conventional loans and prepayment penalties were covered.

This show provided an Overview of Escrow Procedures.  There was also a demonstration of the Financial Title Insurance Company we site which covers the loan process and escrow procedures.

Show 16

This show began with an introduction to Seller Financing/Creative Financing Programs.  The types of financing programs discussed were seller carry back loans, loan assumptions and wrap-around/all-inclusive note and deeds of trust. The lecture also discussed the fact that these programs become more popular as the interest rates rise. There was also a great emphasis placed on the fact that real estate salespersons and brokers need to make sure that their clients fully understand the advantages, disadvantages, and potential liabilities of these types of financing programs.

This show provided an Overview of The Loan Process including shopping for a loan, filling out the loan application and which documents to bring to the lender when applying for a loan.

This show continued the discussion of different types of Alternative Financing programs. The show began by covering the details for Adjustable Rate Mortgages. The last part of the show discussed Growth Equity Mortgages, Bi-Weekly Loans and Reverse Mortgages.

This show began with an introduction to Government Loan Programs. The four broad areas of government loan programs e.g. FHA, VA, Cal Vet and other special purpose programs were discussed. The majority of the lecture covered the various FHA home loan programs e.g. 203b, 251, 203k and the role of Mutual Mortgage Insurance.  Also, there was a short demonstration of the FHA "Nine steps to buying a home" portion of their web site.

This show continued by completing the lecture on FHA programs and discussed the fact that the HUD-92564-VC (Notice To The Lender) inspection form is not required to be completed by the real estate appraiser. Next, there was a discussion of Veterans Administration (VA) loan programs. Finally, there was an overview of the Cal Vet home loan program.
